Dallas County owners can check the parcel first and avoid guessing from the tax bill alone. The Dallas Central Appraisal District account identifies the property and links the residence-homestead application. The next question is whether the owner, address, occupancy date, and tax year line up with the published rule.
Where is the Dallas application?
The DCAD address search says the Residence Homestead Exemption Application is available from the property's detail page. DCAD's forms page also lists the residence application and separate forms for tax-ceiling transfers, disability, disabled veterans, and other categories. The application itself says there is no fee to process it.
Which facts control the general exemption?
The Texas Comptroller says an individual needs an ownership interest and must use the property as the principal residence. The Comptroller currently lists a $140,000 school-district exemption and explains that local taxing units may adopt additional options. Those published amounts do not prove that DCAD has attached an exemption to a particular account.
What should be checked after a deed change?
Compare the DCAD owner name, situs address, mailing address, exemption year, and available exemption history with the closing and occupancy dates. A deed can appear before every connected record is updated. When ownership is still lagging, the honest result is HOLD and a later reread, not a claim that the owner should file immediately.
What can the Reality Contact check provide?
The free check reads one supported county record and replies with what is on file, what the county currently publishes, and which date or document prevents a reliable conclusion. The $19 audit expands that comparison across the supported exemption categories and prepares the county's form fields for owner review. A $49 life-event pack adds the relevant missed-year and life-event forms. The owner signs and files every document.
Where does the operator boundary sit?
This is informational only. Reality Contact, LLC reads public records and county rules. We do not decide eligibility, file forms, represent an owner, or contact the county. The owner signs and files; the county decides. The free read is a real check of one public record. Reality Contact is sampling whether homeowners want this work before buying a longer audit. We reply by email with what the record shows, including a HOLD when the deed or record is not ready for a reliable read. The current source check starts with this published record.
