County record guide

Which Maricopa County property-tax relief appears in the record?

Arizona does not use the same broad residence-homestead exemption structure as Texas or Florida. In Maricopa County, the relevant record may instead be a Personal Exemption for a widow, widower, disabled person, or disabled veteran, or Senior Valuation Protection that holds the limited property value for a period.

What does the 2026 Personal Exemption provide?

The Maricopa County Assessor's 2026 application lists a maximum $4,873 reduction to assessed Limited Property Value for widowed, totally disabled, and certain disabled-veteran applicants, subject to the program's facts. It also states that a veteran rated 100% service-connected may receive a full exemption on the primary residence when all requirements are met.

What does Senior Valuation Protection do?

The Assessor describes Senior Valuation Protection as a three-year hold on the primary residence's Limited Property Value for an approved owner age 65 or older. The current page lists income, residency, ownership, age, and property-value conditions and a January 1 through September 1 filing period. It is a value hold, not a refund of all property tax.

Which record should be compared?

Check the owner name, legal class, primary-residence status, existing exemption line, and any senior-protection notation against the current application year. Income limits and exemption amounts change, so a prior brochure should not substitute for the Assessor's current page. The Assessor verifies and approves each application.

What can the Reality Contact check provide?

The free check reads one supported county record and replies with what is on file, what the county currently publishes, and which date or document prevents a reliable conclusion. The $19 audit expands that comparison across the supported exemption categories and prepares the county's form fields for owner review. A $49 life-event pack adds the relevant missed-year and life-event forms. The owner signs and files every document.

Where does the operator boundary sit?

This is informational only. Reality Contact, LLC reads public records and county rules. We do not decide eligibility, file forms, represent an owner, or contact the county. The owner signs and files; the county decides. The free read is a real check of one public record. Reality Contact is sampling whether homeowners want this work before buying a longer audit. We reply by email with what the record shows, including a HOLD when the deed or record is not ready for a reliable read. The current source check starts with this published record.
